    • First, the Hero Seller is not forced to raise the purchase price above the property’s actual value in order to cover a Listing Agent’s side of a sales commission. Smart Move Real Estate charges qualified Hero Sellers NO LISTING SIDE COMMISSION TO SELL THEIR HOME!

      Smart Move Real Estate charges our local heroes only the $1.00 our Errors & Omissions Insurance requires us to charge plus their choice of a 2.5%-3% Buyer’s Agent’s sales commission.

      The commission is offered through the MLS to incentivize the nearly 3000 local Buyer’s Agents to bring their buyers to the Hero Home Seller’s property. The higher Buyer’s Agent’s commission you offer, the quicker the property will sell! Smart Move Real Estate will only earn the designated sales commission if one of our own Buyer’s Agents brings the Purchase Offer accepted by the Hero Seller.

    • Second, the program required Pre-Listing Appraisal, Pre-Listing Home Inspection, Preliminary Title Search and Wood Destroying Insect Report which are provided our Sponsor Partners, either FREE, or at a significantly discounted price.

      These preliminary reports will show the Hero Seller, the potential home buyer and the Realtors involved in the transaction, the actual value, condition and transferability of the property. These reports would normally be upfront expenditures of nearly $1,000 or more which the buyer would need to incur just to determine if they wish to proceed with the purchase transaction. The problem for the home seller is that their property is off the market during the standard 14 day buyer’s inspection period. If these reports are not satisfactory to the buyer, either the Purchase Agreement will be renegotiated or cancelled entirely. PRELIMINARY REPORTS ELIMINATES MOST OF THESE OCCURENCES!

      Every party to the transaction benefits by providing the potential buyer of a property the information in these reports.     • ADDED BENEFIT: House Call will make the hero’s property more attractive to prospective home buyers by re-inspecting the property for the PURCHASER OF THE HERO SELLER’S PROGRAM LISTED PROPERTY FOR ONLY $150. This saves the buyer of the Hero’s property 50% or more off the cost of the traditional cost of a complete home inspection. This is a significant reduction in the up front out of pocket expense buyers normally have to incur.

    • ADDITIONAL ADDED BENEFIT: House Call will provide the PURCHASER OF A HERO’S PROGRAM PROPERTY LISTING a Wood Destroying Insect Report (WDIR) at NO CHARGEThis report would normally be an additional up front expense of $100 to $250 to a home buyer.

    Nearly 90% of all home sales are financed! According to National Association of Realtors statistics, a property failing to appraise for the contract sales price is the most common reason a real estate transaction fails to close. Unexpected issues arising from a buyer’s home inspection is a close second. Unfortunately for the buyer and the home seller, the appraisal ordered by the home buyer’s mortgage lender is typically received only a week to ten days before the expected transaction close date. Can you imagine the grief that is caused to all parties when just days before they plan to close the transaction they learn that buyer’s loan is denied because the property failed to appraise for the contract sales price? For this reason, a Pre-Listing Appraisal is required to be performed on every Hero Home Seller Program listed property.

    The Pre-Listing Appraisal allows all parties to the transaction the assurance that there should be no value issue arising from the appraisal ordered by the buyer’s mortgage lender.
