Description

This ambulatory healthcare building is the former Breast Cancer Center. The subject improvements consist of 10,853 SF of high quality medical office building with treatment rooms, exam rooms, and an operating room. The building has a covered drop off/pick up area that leads to a large check-in and waiting area (with 2 bathrooms). Behind the Receptionist Desk is a business/insurance center with plenty of built-ins plus an Administrator's Office. Portions of the building are structured to be able to add a 6,843 SF 2nd Floor in the future (including an elevator) for additional Doctor's offices. The site is 1.12 Acres of land on Corporate Dr. between Tunnel Blvd. and Hollywood Road. It is near the Martin Luther King retail corridor as well as an expanding medical area. According to online mapping, the entire building is in FEMA Flood Zone X. However, a small portion of the parking lot is in Zone AE (El 6). There are 39 total parking spaces, while 4 are handicap access.
